Sell Your Des Moines House As-Is for Cash

I’m Troy Molde, owner of Henry Home Buyer in Minnesota. In the Des Moines area, my brother Chad Molde is the buyer I work with. My business is in Minnesota, so when someone reaches out about a house in or around Des Moines, Chad is the person they’ll talk to. I trust him, and I wanted this page to say plainly who you’ll be dealing with.

Meet Chad Molde

Chad lives in Pella, about 40 miles southeast of Des Moines. He has bought and sold quite a few homes in Des Moines and has rehabbed a lot of houses.

It’s a family operation. When Chad buys a house, his two teenage boys and his 20-year-old son help him with the work. When he isn’t working on a house, you’ll probably find him hunting or fishing.

The Des Moines Houses Chad Is a Good Fit For

Chad buys houses as-is, fixes them up and resells them. That makes him a good fit for the houses that are hard to sell the usual way:

  • Hoarder houses, where just thinking about the cleanout feels overwhelming
  • Distressed houses with serious repair needs, such as roof, foundation or water problems
  • Inherited houses that you don’t want to keep, manage or fix up
  • Run-down houses that have gone years without updates or upkeep

If your house is updated and move-in ready, a cash buyer probably isn’t your best option. More on that below.

How It Works

  1. Reach out. Call or text Chad at 641-230-4625 and tell him a little about the house and your situation. You don’t need to clean up or fix anything first.
  2. Chad looks at the house. He’ll walk through it and ask about anything he needs to know.
  3. You get a written offer. You can take your time reading it over, and share it with your family or your attorney before you decide anything.
  4. You decide. If the offer works for you, you and Chad go over the next steps and timing together. If it doesn’t, you can say no.

Because you’d be selling directly to Chad, there are no agent fees when you sell to him.

What to Expect From a Cash Offer

Selling your house as-is is a lot like trading in a car at a dealership. You’ll get less money than you would selling it yourself, but it’s a lot faster and easier.

A cash offer will be quite a bit lower than what someone buying the house to live in would pay. That’s because Chad is buying it to fix up and resell for a profit, just like you see on the TV shows. In exchange, you don’t have to make repairs, get the house ready for showings or work with an agent.

If your house is in good shape and getting top dollar matters most, listing with an agent will be the better choice. I’d rather you hear that up front than get an offer that doesn’t make sense for you.

Questions Des Moines Sellers Ask

Is Chad part of Henry Home Buyer?

No. Henry Home Buyer is my Minnesota business. Chad is my brother and buys houses in the Des Moines area himself. In Iowa, any offer you get comes from Chad, not from Henry Home Buyer.

Does Chad buy hoarder houses?

Yes, hoarder houses are among the homes he’s a good fit for. You don’t need to clean anything before he takes a look.

I inherited a house in Des Moines. Can I still reach out?

Yes. Inherited houses are one of the situations Chad is a good fit for. If the estate is still being settled, talk with an Iowa attorney about where things stand. Chad can still look at the house and give you a written offer to review.

Will I pay a real estate commission?

No. When you sell directly to Chad, there are no agent fees. Any other costs and terms will be laid out in his written offer, so read it over carefully before you sign.

Do I have to accept the offer?

No. The offer is in writing so you can review it and decide what’s right for you, with no pressure.
