The real estate market is changing fast. For last few years Sellers have been able to get away with listing their home in the as-is condition without doing any repairs and being able to successfully sell their home for top dollar. Now the market is shifting and we’re seeing real estate trending down. Buyers are leaving the market and the ones that are still looking are much more selective.
So what do you do if you have a Minneapolis home, it needs extensive work, maybe even a hoarder home full of debris maybe you inherited a home in rough shape. Is the city is sending maintenance notices to correct deferred maintenance or they will start fining you if they are not repaired. Maybe you don’t have the resources to do the repairs, or don’t know the first step in selecting a good general contractors. This is a common place Sellers find themselves and asking….where do I start. If the home needs extensive repairs it likely wont sell to a regular seller who wants a fixed up home or one that is livable without major repairs needed. You can sell your home to me, I’m a cash home buyer
What’s it like to Sell your home to Henryhomebuyer.com.
When you contact us, mostly likely Troy Molde, the owner, will take your call. Or you can fill out our form here and Troy will call you back or email you.
We discuss the condition of your home, we try to get an idea of the scope of work it needs. Then will make a ballpark offer, if our offer is in your acceptable range, we then come out and look at your home to make sure we didn’t miss anything. We then give our final offer based on what we see, it rarely changes from our initial offer. In Minneapolis or St Paul as well as a few other cities, the city requires a city inspection before you can close on the sale of your home. We make the offer contingent upon the mandatory city inspection because we don’t know what a city is going to require until they post their findings, we usually know but sometimes they can surprise us. Once we have the inspection, if there’s anything the city is going to require we didn’t know, we discuss with you, negotiate if needed, then remove our city inspection contingency and assume all repair requirements. We then send the purchase agreement to a local title company. Once they clear title, it usually takes a week or so, we close.
No real estate commissions. You can move personal belongings or leave them behind. It’s the easiest, lowest stress way to move. Sellers who I’ve purchased their home have been blown away at how easy it is.
Does it financially make sense for you to sell you Minneapolis home to henryhomebuyer.com, an investor or list through an agent? In full transparency, if your home is in good or great condition, you will make more money listing with an agent because an owner occupant who you’re likely marketing your home to, will almost always pay the most for your home. Usually very nice homes are not sold to me, it doesn’t make financial sense for a seller whose willing to list their home, cooperate with showings, appraisal, inspections, and already have a nice home so they almost always go through a realtor and list their home to sell.
The homes Henryhomebuyer.com typically buys are in very poor condition, extremely dated, sewer problems, caving foundation, roof is bad, mold, appliances shot, animals destroyed a home, I think you get the picture, henryhomebuyer.com buys homes that are in poor condition. A home buyer usually cant buy these homes because banks make it harder to get a loan due to the poor property condition. Even the rehab loans make it tough because inflation has pushed the rehab cost through the roof and the loans won’t cover a full renovations. So sellers turn to henryhomebuyer.com. We realize we deal with a small fraction of home Sellers, but this is our niche. On a rare occasion a seller will sell us a home in good condition because they want to close fast and not deal with realtors, inspections, showings or appraisals, not to mention sometimes deals fall apart at the last minute, so sometimes sellers will want the fast easy closing and sell us their home that’s in good condition.
Here’s a few home pictures of houses we’ve bought.
How do we calculate our offer. We look at like home within a close proximity to your home, we then run a budget on what it will costs to rehab your home. We calculate your home value with an after market repair value, meaning what is your home worth after we fix it up. We then subtract the repair costs and build in a profit, huge rehabs will be more margin for profit, higher price homes will have more profit margin. The more capital, the more risk, the more margin.
We then make an offer, if it works for you, we move forward, if it doesn’t, no big deal, we understand we’re not a fit for every Minneapolis home seller. We thank you for your time and move on. No pressure or endless pestering text messages, we don’t operate that way. I hate when businesses treat me that way, we wont do that to you.
We have many reviews, you can read or watch them, click testimonials, people enjoy doing business with us. Our philosophy, some Minneapolis home sellers we will be a fit for us, some wont, that’s all ok but each person will be treated honestly, fairly with respect and dignity. Its for these reason Sellers like working with us.
