We discuss the condition of your home, we try to get an idea of the scope of work it needs. Then will make a ballpark offer, if our offer is in your acceptable range, we then come out and look at your home to make sure we didn’t miss anything. We then give our final offer based on what we see, it rarely changes from our initial offer. In Minneapolis or St Paul as well as a few other cities, the city requires a city inspection before you can close on the sale of your home. We make the offer contingent upon the mandatory city inspection because we don’t know what a city is going to require until they post their findings, we usually know but sometimes they can surprise us. Once we have the inspection, if there’s anything the city is going to require we didn’t know, we discuss with you, negotiate if needed, then remove our city inspection contingency and assume all repair requirements. We then send the purchase agreement to a local title company. Once they clear title, it usually takes a week or so, we close.

How do we calculate our offer. We look at like home within a close proximity to your home, we then run a budget on what it will costs to rehab your home. We calculate your home value with an after market repair value, meaning what is your home worth after we fix it up. We then subtract the repair costs and build in a profit, huge rehabs will be more margin for profit, higher price homes will have more profit margin. The more capital, the more risk, the more margin.
