Sell my St Paul home to a casher home buyer

Join me as we dive into the process of how to sell your St Paul home to a cash buyer,

First, in St Paul, there is a mandatory city inspection, here’s a link to it: TRUTH_IN_SALE_OF_HOUSING aka “TISH”. You must have this completed prior to the title being transferred, meaning you cannot sell your home without this inspection being completed.  There is a cost for this inspection, $200-$400 as of 6-16-2022. You schedule an inspection from the citys approved inspectors and pay the fee. Once this inspection is completed the inspector enters the TISH inspection report into the citys website. The city uses an inspection template they follow, any issues they determine hazard must be repaired prior to the sale and reinspected and signed off by the city inspector or a can assume the repairs and close without them being completed. When assumes the repairs, we have a deadline to get them fixed and a new owner cant move in until the repairs are completed.

If hazards are flagged in the report, the city will start contacting you to get them repaired and if you don’t there can be consequences.

I’ve seen situations where homes were in very poor shape but were not on the city’s radar until they did an inspection, then the city started sending notices to the homeowner they must completed the hazard repairs or suffer consequences. Be aware once you get the inspection the city will be on to you, be mindful of that.

As a cash home buyer I like to know what repairs the city will mandate so I can create a budget and make an informed as-is cash offer. There are some homes I would like to buy and not repair certain things but the city will make me, then ill need to make that adjustment in my offer, its only fair.

Don’t over think the city inspection, its just part of the process. In many cases if and a seller agree on a purchase price, will pay for the TISH inspection, its something we can discuss as part of our purchase. In most cases will assume all repairs, so you’ll not need to fix anything.

We ask Sellers to take any items they want to move and leave any items they want to leave behind. No stressing figuring out moving everything and with the high cost of hiring moves it saves you the sellers a lot money and stress.
